How Long Does a Roof Replacement Take in Florida?

Short answer: On a typical single-family home, the hands-on work for an asphalt shingle roof usually takes one to three days. Metal and tile roofs generally take longer, often several days to a couple of weeks depending on size and complexity. From signed contract to finished roof, plan on a few weeks once you include permitting, material delivery, inspections and Florida weather.

Typical installation time by roof type

  • Asphalt shingle: usually 1–3 days of work on site for an average home.
  • Standing seam metal: often several days, because panels are measured, cut and fastened precisely.
  • Concrete or clay tile: often the longest, because tile is heavy, has to be loaded onto the roof and is set piece by piece over the underlayment.

Larger roofs, steep pitches, multiple stories and lots of valleys, skylights or chimneys all add time.

What happens before work starts

  1. Inspection and estimate. We measure the roof, photograph its condition and give you a written scope and price.
  2. Permit. Florida requires a permit for a re-roof. How long it takes depends on your county or city.
  3. Materials and scheduling. Materials are ordered and delivered, and the crew is scheduled around the weather forecast.

What happens on installation day

  1. Protect the property. We cover landscaping, pools and walkways.
  2. Tear-off. The old roof is removed down to the deck.
  3. Deck inspection and repair. Damaged decking is replaced and the deck is re-nailed to current code.
  4. Dry-in. Secondary water resistance and underlayment go on, and many jurisdictions inspect at this stage.
  5. New roofing and flashing. Shingles, metal or tile are installed with new flashing and ventilation.
  6. Cleanup and final inspection. The site is cleaned up, magnetically swept for nails, and the final permit inspection is scheduled.

What can delay a Florida roof replacement?

  • Afternoon thunderstorms and tropical weather, since crews only open a roof when it can be dried in the same day
  • Permit and inspection backlogs, especially after a major storm
  • Rotted decking or structural damage found during tear-off
  • Special-order materials such as certain tile profiles or metal colors

Do I need to be home?

Usually not for the whole job, but someone should be reachable. Expect noise during tear-off, keep pets and cars out of the work area, and take down wall hangings on the top floor that could shake loose.

Frequently asked questions

How long does it take to replace a shingle roof in Florida?

For a typical single-family home, the on-site work usually takes one to three days. Permits, materials and weather add to the overall timeline.

How long does a tile roof replacement take?

Tile roofs generally take longer than shingle roofs, often several days to a couple of weeks of work depending on the roof’s size and complexity.

Do I need a permit to replace my roof in Florida?

Yes. A re-roof requires a permit and inspections from your local building department. Your roofing contractor should pull the permit.

Can it rain during a roof replacement?

Crews plan around the forecast and only remove as much roofing as they can dry in the same day. A sudden storm can pause work, but the roof should be protected with underlayment before the crew leaves.
